Tips for Condominium Directors
Tuesday, July 24, 2012
Every once in awhile a team member of Asset West, or myself, come across a topic or an article that we think is a really good reading...here is just one we recently read (i have edited out a few parts to condense the discussion for our blog page):
Don’t let the idea of politics and political tactics scare you from becoming a director. A good Board should act together and communicate regularly and thoroughly with management and the owners. If you are feeling swamped, flustered or unsure, your co-directors can often be a great support system. Nonetheless, below are some tips for managing yourself as a director: act honestly and in good faith and in the best interest of the Corporation; exercise due care, diligence and skill; avoid conflict of interest situations or else disclose fully and promptly; respect the confidential employment, legal, insurance, unit owner and unit information and confidential board discussions; respectfully advocate your point of view, but accept and uphold majority board decisions, once finalized; attend most meetings; review the last minutes before attending meetings; investigate current issues if you are not sure; directors direct; let the manager manage; obtain professional advice when appropriate; comply with all directors' duties; closely monitor budgets, financial statements, reserve fund, monthly expenses, building deficiency claims and timely collection of common expenses; keep notes on sensitive topics; don't break any laws; develop expertise on one or more areas of interest; be reasonable, professional, respectful, courteous, responsible, diligent and think in the best interest of unit owners.
